Análise do crescimento imobiliário e socioeconômico do bairro de Jurerê, Florianópolis – SC

Abstract

Tendo em vista a rápida evolução socioeconômica do bairro Jurerê, localizado na cidade de Florianópolis, o presente trabalho tem como objetivo investigar como foi estruturado o rápido e sistematizado processo de urbanização do bairro. Tal objetivo se justifica pela supervalorização de destaque no mercado imobiliário na capital do estado. Para tanto, quanto à abordagem, a pesquisa é de natureza qualiquantitativa e quanto aos procedimentos, a pesquisa se classifica como bibliográfica. Os resultados obtidos revelam a grande contribuição e influência do Arquiteto Oscar Niemeyer e do Grupo Habitasul, na adoção de estratégias em projeto e administrativas que acompanharam o bairro durante todo o seu desenvolvimento. O planejamento urbano bem estruturado foi fundamental para o desenvolvimento do empreendimento, permitindo a organização eficiente das suas etapas, criando atrativos e equipamentos de lazer, zelando para que todos os aspectos do balneário fossem cuidadosamente diferenciados. Portanto, conclui-se que o próspero processo de valorização do espaço urbano e a dinâmica populacional vista em Jurerê são relevantes para o desenvolvimento de novas regiões, principalmente litorâneas, tornando-se pertinentes para pesquisas futuras.Taking into account the rapid socioeconomic evolution of the Jurerê neighborhood, located in the northwest region of Florianópolis, this study aims to investigate how the rapid and systematic urbanization process of the neighborhood was structured. This objective is justified by the significant appreciation of the area in the real estate market of the state capital. Regarding the methodological approach, the research adopts a qualitative and quantitative nature, and in terms of procedures, it is classified as bibliographic. The results reveal the substantial contribution and influence of Architect Oscar Niemeyer and the Habitasul Group in the adoption of design and administrative strategies that accompanied the neighborhood throughout its development. The remarkable urban planning enabled the project to evolve through well- structured stages, the creation of attractions and leisure facilities, and the meticulous differentiation of all aspects of the resort area. In conclusion, the prosperous process of urban space appreciation and the population dynamics observed in Jurerê are relevant for the development of new regions, particularly coastal areas, thereby making them pertinent subjects for future research.
