Resumo
Os chamados de garantia de uma empresa, muitas vezes revelam falhas provenientes da gestão da obra, que poderiam ter sido evitadas com um melhor preparo quanto a informações referentes a frequência e causa dos problemas que ocorreram em construções anteriores. Desta forma, esse estudo teve como objetivo analisar informações dos chamados de garantia de 23 obras residenciais unifamiliares de alto padrão de uma construtora em Florianópolis, com o intuito de avaliar se a empresa consegue fazer a retroalimentação dos dados sobre garantias e se esses registros são suficientes para reduzir as manifestações patológicas nas próximas obras. Com isso, foram apresentadas informações quanto à frequência e às causas de cada problema que resultou nos chamados. Diante desse contexto, este trabalho observou que, assim como trabalhos anteriores constataram, itens como revestimento, instalações hidrossanitárias, instalações elétricas e pintura são frequentes nos chamados de garantia. Foi verificado também, que alguns itens são recorrentes na empresa analisada e não são comuns nas demais, como fissuras, infiltrações e umidade. Por fim, foram analisadas as possíveis causas de cada problema para que possam ser evitados nas próximas obras. O estudo verificou que a empresa tem sistema de qualidade, registra os chamados, mas continua tendo problemas.
