Estratégias projetuais saudáveis e sustentáveis: percepção dos moradores de uma amostra de edifícios multifamiliares de Florianópolis e São José

As pessoas passam a maior parte do tempo em ambientes fechados. Uma edificação é parte crítica da infraestrutura da cidade e está ligada diretamente com a saúde e o bem estar dos cidadãos. Uma construção sustentável é aquela que oferece qualidade no ambiente construído, com promoção da qualidade do ar, boa iluminação, controle de ruídos, conforto térmico e controle de umidade, possui excelência em seus projetos para promover aquecimento, resfriamento e bons sistemas de iluminação de maneira passiva, isto é, sem consumo energético. Por sua vez, construções saudáveis são definidas como sendo aquelas cujo objetivo é a promoção da qualidade de vida dos moradores. Profissionais atuantes em diversas áreas de atividades relacionadas ao setor imobiliário consideram que empreendimentos sustentáveis têm um custo maior, um valor adicional com certificação e consultorias, elencando esses três como as principais dificuldades para empreendimentos desse tipo. Dessa forma, são encontrados no mercado empreendimentos que aplicam estratégias de projeto sustentáveis e saudáveis, porém optam pela não certificação dos seus empreendimentos. Assim, o trabalho tem como objetivo avaliar a percepção de moradores de edifícios residenciais multifamiliares quanto às diretrizes projetuais saudáveis e a aplicação de estratégias sustentáveis. Para tanto, foi realizada pesquisa documental e bibliográfica e aplicação de questionários com moradores de 3 edificações das cidades de Florianópolis e São José. A pesquisa documental e bibliográfica gerou como resultado um comparativo entre os princípios das construções sustentáveis e saudáveis. Com essa comparação foi possível perceber que as construções saudáveis sob a ótica dos princípios sustentáveis se resumem a busca de um ambiente construído mais saudável para os ocupantes, sem bases que visem uma redução de impactos ambientais da edificação. Para qualificação das edificações selecionadas, foi aplicada a planilha Fitwel para residências multifamiliares tal qual uma avaliação dos diferenciais ofertados que convergem com os princípios sustentáveis e saudáveis não contemplados pela certificação. Quanto a aplicação dos questionários, constatou-se uma maior valorização por parte dos moradores dos diferenciais ofertados que oportunizem a saúde e o bem estar, com aumento da atividade física diária, diferenciais que promovem sensações de segurança, bem como interesse por aqueles que proporcionem economia de água e energia. A certificação Fitwel possui escassas publicações em língua portuguesa, o que deu a este trabalho um caráter inovador para o cenário da pesquisa brasileira, posto que essa certificação se mostra como uma metodologia de possível ascensão no Brasil por mostrar certa facilidade de aplicação, proporcionando um selo mais palpável aquelas construtoras que buscam uma diferenciação de mercado. Mesmo que não optem por certificações, foi possível identificar uma mudança na consciência dos consumidores, crescendo o valor dado a aplicação de estratégias projetuais sustentáveis e saudáveis.

A sustainable construction is one that offers quality in the built environment, with the promotion of air quality, good lighting, noise control, thermal comfort and humidity control, has excellence in its projects to promote heating, cooling and good lighting systems in a passive, that is, without energy consumption. In turn, healthy buildings are defined as those whose objective is to promote well be for dwellers.Professionals working in different areas of activities related to the real estate sector consider that sustainable projects have a higher cost, an additional value with certification and consultancy, listing these three as the main difficulties for projects of this type. In this way, enterprises are found on the market that apply sustainable and healthy design strategies, but choose not to certify their enterprises. Thus, the work aims to evaluate the perception of residents of multifamily residential buildings regarding healthy design guidelines and the application of sustainable strategies. To this end, documental and bibliographic research was carried out and questionnaires were applied to residents of 3 buildings in the cities of Florianópolis and São José. The documentary and bibliographic research resulted in a comparison between the principles of sustainable and healthy buildings. With this comparison, it was possible to perceive those healthy buildings from the perspective of sustainable principles are summarized in the search for a healthier built environment for the occupants, without bases that aim to reduce the environmental impacts of the building. To qualify the selected buildings, the Fitwel spreadsheet was applied to multifamily homes, as well as an assessment of the offered differentials that converge with the sustainable and healthy principles not covered by the certification. Regarding the application of the questionnaires, there was a greater appreciation by the residents of the differentials offered that provide health and well- being, with an increase in daily physical activity, differentials that promote feelings of security, as well as an interest in those that provide savings. of water and energy. The Fitwel certification has few publications in Portuguese, which gave this work an innovative character for the Brazilian research scenario, since this certification shows itself as a methodology of possible rise in Brazil for showing a certain ease of application, providing a seal more palpable those construction companies that seek a market differentiation.
